New Extra Care Units for LACE Housing Olsen Court Lincoln, Phase II & III
Client: LACE Housing Association
Consultant: Thornton & Firkin
Value: P2 £0.95m - P3 £1.6m
Type of Contract: Design & Build
Project Duration: P2: 26 Weeks - P3: 50 Weeks
Completion Date: P2: Feb 2009 - P3: April 2009
The project involves the construction of 5 bungalows & 4 flats as phase II of the project. To enable our clients tight timescale to be achieved a timber framed construction on a concrete raft foundation was used. The project was handed over on time and within budget to our client in February 09. Phase III consists of 21 extra care flats, main entrance, storage areas, lift & communal areas. A traditional build was used incorporating faced brickwork and Sto Render as facing materials. The project was completed in April 09 on schedule and within budget.
Careful consideration has had to be given to our clients on both projects as the work was carried out in an area surrounded by other care homes. All roads & footpaths have had to be kept open at all times with dust & noise kept to a minimum to minimise disruption to the residents & staff. This has successfully been achieved by the use of newsletters informing residents of what is happening & when.
“The Association has been impressed regarding the quality and standard of works during the development period. Positive relationships between the client, contractor and residents have proved to be effective.
The contractor’s knowledge and understanding of the type of development required and the needs associated to the occupants has also been invaluable.
This development has proved to be a tremendous success and the Association looks forward to securing the services of the Gelder Group regarding future new developments and improvements to housing care and support services for LACE Housing.”
Nic Chambers, Chief Executive LACE Housing
